Standing seam vs exposed fastener

Both are metal roofs and the difference between them is a single decision: where the fasteners go. Everything else, the price, the maintenance, the lifespan and which building each belongs on, follows from that one thing.

The one difference

On an exposed-fastener roof, screws pass through the face of the panel and seal against a rubber washer. On a house-sized roof there can be thousands of them, and every one is a penetration in the weather surface that depends on a washer holding up.

On a standing seam roof, panels are joined at raised vertical seams and the fasteners sit underneath, usually on clips that also let the panel move as it heats and cools. Nothing penetrates the surface water runs across.

The washer question, which decides the real comparison
