Metal roof cost in Missouri

What actually moves the number

In rough order of how much swing each one carries:

   Standing seam with concealed fasteners sits well above exposed-fastener panel, and thicker metal costs more than thin. This is the largest single lever and the one most often left vague in a quote. A quote that says "metal roof" without naming a product and a gauge is not a quote you can compare.

   Roof size, pitch and complexity

   Square footage is the obvious part. Pitch changes how the work is done and how long it takes. Complexity is the quiet one: valleys, dormers, hips and penetrations each need detailing, and a cut-up roof costs meaningfully more per square foot than a simple gable.

   Tear-off or over the top

   Removing the existing roof adds labour and disposal. Going over, where the deck and the local rules allow it, avoids both. These are different jobs and two quotes that differ on this are not comparable.

   Deck condition

   Unknown until the old roof is off, which is why it belongs in the contract as a per-sheet price rather than in the estimate as an assumption. This is the most common source of a final bill exceeding the quote.

   Access and site

   Steep ground, tight lots, long carries and limited staging all cost time. On rural property the distance itself can matter.

6. 6

   Detailing and trim

   Snow retention, upgraded underlayment, gutters, and how the roof meets walls and chimneys. Individually small, collectively not.
